East Wenatchee eases accessory dwelling unit regulations

EAST WENATCHEE — The City of East Wenatchee has adopted Ordinance 2024-02, easing restrictions on Accessory Dwelling Units (ADUs) in an effort to address housing affordability and diversity.

This ordinance brings out several key changes designed to remove obstacles and simplify the ADU construction process. Here are the highlights:

  1. No Base Minimum Lot Size Requirement:  Property owners are no longer constrained by a base minimum lot size requirement in order to start a project. They now have greater flexibility in ADU construction across various residential areas as long the project is within the maximum lot coverage limits.
  2. Two ADUs Per Residential Lots: In a significant departure from previous regulations, residential lots meeting setback and lot coverage standards are now eligible for the construction of up to two ADUs, enhancing housing options within existing neighborhoods.
  3. Owner Occupancy Waiver: With the removal of the owner occupancy requirement, property owners have the freedom to utilize both the primary residence and ADUs as they see fit, offering increased flexibility in rental and occupancy arrangements.
  4. No Subdivision Mandate: The ordinance eliminates the previous mandate for the lot arrangement to be subdividable, empowering property owners to pursue ADU construction with greater flexibility.

Additionally, the City announced the forthcoming introduction of preapproved ADU construction plans by the Building Department. These preapproved plans will further expedite the ADU development process, providing property owners with readily accessible blueprints that meet all building codes.  Look for information about this new program in late summer 2024.

Mayor Jerrilea Crawford expressed enthusiasm for the ordinance, stating, “Ordinance 2024-02 represents a significant step forward in our ongoing efforts to address housing affordability and diversity in East Wenatchee. By removing barriers and fostering innovation in ADU construction, we are creating opportunities for residents to enhance their properties while contributing to our community’s housing needs.”
